OFFICE - BASE BUILDING REMODEL AND TI
A historic industrial building gets a new base building retrofit, including lobby, entry, bathrooms and corridors. Providing passage from the new lobby, we designed custom door portals formed from raw hot rolled steel to punch openings through the translucent channel glass surrounding the lobby.
Other improvements include basement excavation, seismic brace frames, new skylights, new elevator, and sandblasted existing brick and timber.

Russian Hill Residence
Conversion of a private garage into a three story single family residence. The sub-standard lot width inspired us to provide tall glass on both ends for better daylighting, using the familiar vernacular of punched openings in a modern composition, and keeping a respectful relationship to the adjacent buildings.
Noe Valley Residence
A hillside residence in Oakland gets a new kitchen, a white oak lattice partition around the stairs, an expanded master suite a new fireplace hearth, hydronic heating over a new wood floor and an updated façade and entry.
We simplified the existing ceilings that stepped up and down haphazardly, removed unnecessary beams that interrupted the double height living room, and brought some organization to a jumble of existing windows. The stair enclosure on the front of the building is remodeled to provide a more consistent and proportional façade.
